What Causes Shower Seals to Fail

Silicone and grout (the rigid filler between the tiles) both break down with age, and a few things speed it up. Constant wetting and drying make silicone shrink, harden and peel away from the tile. Movement in the building or a loose shower screen opens up the joints. Harsh cleaners and mould eat into the sealant. And if the original bead was laid over a dirty or damp surface, it never bonded properly to begin with.

Once a seal fails, water gets behind the tiles and into the wall or floor. Resealing means stripping the old sealant and sealing the shower tiles and joints again with fresh silicone, before the water causes real damage. Where the grout has gone, shower regrouting and grout repair restore the rigid joints, and if the waterproof membrane underneath has failed, that’s a waterproofing repair rather than a reseal. When the water’s tracking somewhere you can’t see, our leak detection finds the source first.

Most resealing jobs are done in a single visit of a few hours. The new silicone then needs time to cure, so we’ll tell you how long to leave the shower before using it, usually around 24 hours.

No. We reseal in place, stripping the old silicone and renewing the joints without removing tiles. We’d only lift a tile if one has already failed and needs a repair, or if the waterproofing underneath has failed.

With the joints stripped, cleaned and dried properly and a mould-resistant silicone applied, a reseal lasts for years. Every reseal we do is backed by a written 12-year guarantee.

If the leak is coming from failed silicone or grout at the joints, then yes, resealing stops it at the source. If water is escaping from behind the wall or through a failed waterproof membrane, that needs leak detection or a waterproofing repair, we’ll tell you which before any work starts.
